About Us

The Ridgeview at Stetson Hills Master Homeowners Association is among the largest in Colorado. Including our four sub-Associations, we cover more than 3,200 homes. The Association’s all-volunteer Board of Directors consists entirely of homeowners who receive no tangible compensation. The Board strives to maintain a healthy, safe, and vibrant community, while seeking to maintain property values and respect individual homeowners’ rights. The Board always welcomes new volunteers, and very much values members’ constructive suggestions for improvement.

HOA Rules Overview

To help keep our neighborhood nice, and to maintain our property values, we are protected by the Covenants of the Ridgeview at Stetson Hills Master Homeowners Association (HOA). When you choose to live in a covenanted area, you do so because you understand the value and security a HOA brings, but it can sometimes be difficult to find all the rules and information you need to make an informed decision, and to understand what benefits and restrictions are in place. Below are just a few highlights of our rules, but we encourage you to read through the Declaration of Covenants, Conditions, Restrictions (CCRs), Easements for Ridgeview at Stetson Hills, and Architectural Standards. These can be found in your Homeowner Portal.

MAINTENANCE
Lots, homes, fencing and landscaping must be well maintained, and all damage and deterioration repaired. Properties and homes are inspected on regular basis.
IMPROVEMENTS
All changes and additions to the exterior of the home, landscaping and driveways all require prior approval from the HOA Architectural Committee before changes are made. Changes must be in accordance to the Architectural Standards.
*Any exterior change or improvement within Sand Creek Villas, Dublin Townhomes, or Ridgeview Townhomes sub-HOAs must be reviewed and approved by those respective Architectural Committees and/or Boards in accordance with their CCR’s.
RESIDENTIAL USE
All single-family properties are for residential use only. Homes must be rented pursuant to a lease/rental agreement for at least 30 days in a single-family capacity. VRBO, Airbnb, and boarding house/rooms are not permitted. Covenants permit only one dwelling unit per lot. ADUs are not permitted.
LANDSCAPING
All landscaping must be maintained and present a professional appearance. Dead vegetation must be removed & replaced. Lawns and landscaping must be alive and greening by May 31st annually. Weeds must be fully removed and not just sprayed. Xeriscaping is permitted with Architectural review and approval. Each property is to have at least 50% area of the front and rear yard of greenspace and living vegetation and present a professional appearance. See Architectural Standards for complete details.
PARKING RESTRICTIONS
All City parking ordinances and restrictions are applicable within the Community and violations are not permitted. All on lot HOA Covenant parking restrictions are also applicable and enforced. Recreation vehicles, boats, trailers, etc. are only permitted for immediate loading/unloading only and are not permitted to be stored in the street or on the lot. Oversize or fleets of commercial vehicles are not permitted in residential neighborhoods or on the lot. Vehicle repair and towing businesses are not permitted. Disabled, wrecked or stored vehicles are not permitted to be stored in the street or lot. Parking in any yard or landscaped areas and not in an approved driveway is prohibited. Driveway extensions require HOA approval and must be in compliance with architectural standards.
PETS / ANIMALS
Owners may generally have up to three domesticated animals. Chickens are permitted with certain requirements. Hoofed animals (goats, cows, pigs, lamas, horses etc.) are not permitted.
GARBAGE CANS
All trash containers may only be placed at the curb on respective collection day. Containers must be placed in the garage or behind a fence on non-collection days and may not be visible from the street.
DEBRIS
Property must be well kept, and all debris removed from the lot. Outside and unsightly storage of construction materials, equipment, refuse, etc. is not permitted.

HOA Assessments

All owners in accordance with the HOA Covenants and Colorado law are responsible for payment of quarterly assessments. The 2024 Ridgeview at Stetson Hills Master HOA assessment is $52.00 and is due quarterly on January 1st, April 1st, July 1st, and October 1st. Payments received past the 10th of the month due are considered late and subject to late fees. Delinquent accounts are handled in accordance with HOA Collections Policy, Covenants and State law.
